There are two ways:
1. You can c*r*a*c*k your phone's operating system. Then you can install any application. Here you can learn more
2. You have to sign (all unsigned) applications with certificate, made for your IMEI

About the 2nd way...
You can get certificate for Your IMEI here
Just enter your IMEI (left window) and security code (right window)
Repeat this procedure in (about) 24-36 hours and you'll get the link for certificate downloading
Then just ask uncle google how to sign symbian application with your fresh certificate

Bos, I follow the second option by getting the certificate first, but when I want to sign it, the software ask me to input password for key file. could you help me what is the password? ( I get help.txt file but can't read what is the instruction)

Method checked with E52 fw 021.013 (but it probably works with many more models patchable by the HelloOX2):
1. Download HelloOX2 v203 (unsigned)
2. Get the certificate for your IMEI here (be patient - it seems they generate it during their (.cn) working hours or sth like that)
3. Sign HelloOX2 with your certificate using SignTool v2.2 also available on the site mentioned above
4. Install HellOX2 and run it - it will pathc symbian automatically (it's reversible - HelloOX can undo all patching)
5. Finally install FTD

This operation allows installing most of unsigned applications

Yes, it works, but for E52 only with fw 021.013, after the upgrade HelloOX doesn't work anymore, so be aware of it! Of course the certificate from the .cn site still works so there is probably (I'll check it) no problem with signing FTD (and any other application) directly and install it.
